General Inspection Questions
Do I need to be present during the inspection?
You are not required to attend, but we strongly recommend it. Being there allows you to ask questions, see issues firsthand, and better understand the condition of the home.
How long does a home inspection take?
Most inspections take between 2 and 4 hours depending on the size, age, and condition of the home, as well as the services requested.
When will I receive my inspection report?
In most cases, your report will be delivered electronically within 24 hours of the inspection.
Can I use your report to negotiate with the seller?
Yes. Our reports include detailed findings with photos and descriptions that can support repair requests or help in final negotiations.
Do you inspect condos, townhomes, or new construction?
Yes. We inspect all types of residential properties, including single-family homes, condos, townhomes, and new builds. We also offer pre-drywall and 11-month warranty inspections.
Home Buyer Inspections
What’s included in a buyer’s home inspection?
We inspect structural components, roofing, HVAC, electrical, plumbing, insulation, windows, appliances, and more. You’ll receive a full digital report with photos and recommendations.
Do you inspect pools or irrigation systems?
We do not currently offer pool inspections or in-depth irrigation testing, but we can refer trusted specialists in the Jacksonville area.
Pre-Listing Inspections
Should I get an inspection before listing my home?
Yes. A pre-listing inspection helps identify issues early so you can make repairs on your terms and avoid last-minute surprises when a buyer conducts their inspection.
Do I have to disclose what’s in the report?
That’s up to you and your agent. Some sellers share the report openly to build buyer trust, while others use it to guide repairs before listing.
4 Point Inspections
What’s the purpose of a 4 Point Inspection?
It documents the condition of four major systems — roof, electrical, plumbing, and HVAC — for insurance companies. It’s often required for homes over 20 years old.
Can I use it instead of a full home inspection?
No. A 4 Point Inspection is for insurance purposes only and does not evaluate many areas of the home that are covered in a full inspection.
Wind Mitigation
What is a wind mitigation inspection?
It evaluates features that help your home resist wind damage — such as roof shape, attachments, and impact-resistant openings. The inspection may qualify you for insurance discounts.
How long is the wind mitigation report valid?
Typically, it’s valid for 5 years unless major changes are made to your roof or structure.
